Item Restricted Effects of crime incidence on property values in the cities of the state of California(2009-10-06) Recto, Maria Carmelita P.; Zabala, Raymond Rainier L.This paper examines how crime incidence affects property values as measured by housing prices. It aims to capture the impact more accurately by incorporating the interaction effect of total crime and median household income as reflected by the partial elasticity generated in the model. The study utilizes the hedonic regression analysis as the main empirical approach using data from cities in the State of California. Results show that the interaction effect influences prices at a 15% significant level but all other OLS estimates given the database are inconsistent with previous research.
