dc.description.abstractTransit-oriented development (TOD) has gained favor as a means of reducing traffic congestion, promoting affordable housing, and curbing sprawl- issues that have attracted much of urban planners' and private developers' attention. It suggests that the growth of the urban structure, in most part, should rely on public transit and should induce shifts in land-use leading to more compact and denser activities near stations. The study tries to observe whether rail transit station benefits vary along with the levels of activity within the area. It examines commercial zones distributed among the thirteen Metro Rail Transit (MRT-3) stations, within distances ranging from 0 to 1000-meters. Commercial zones within 500-meters from an MRT station have higher land values than those beyond 500-meters. Further analyses using hedonic price models and econometric methods confirm the significance of the proximity to an MRT station to commercial land values. MRT stations benefit a number of destinations that can be reached from the MRT but at different rates depending on an area's density and centrality. Areas belonging to subcenters were able to capture the station benefits more compared to the high-density areas such as the central business district.
