Abstract
Urban land economics tells us that increased accessibility has positive effects on land value. In this paper, the Metro Rail Transit 3 (MRT-3) along EDSA is used to see if this theory is applicable in the Philippine setting. The study will try to determine if parcels of residential land within a 500-meter radius of a MRT-3 station will have higher values compared to the parcels outside the 500-meter radius but within the 1 000-meter radius. Through OLS regression, the present land values of the parcels of residential land observed is regressed on the distance of the residential land to the MRT-3 and on the past land values. Past land values were used to proxy for all the determinants affecting the present land values. The percent change in the present land values is also regressed on distance and past land values to prove if the rates of increase in the land values of the parcels within the 500-meter radius are also higher. Findings reveal that the land values of the residential parcels of land nearer the stations are higher and have higher rates of increase.
