dc.description.abstractPopulation growth has social and economic implications. It affects the social structure of the country and creates changes in its economy. Regional migration is observed as a major contributor to the Philippines' population growth. This paper analyzes the effects of regional migration to the rental rates of the housing market, as it is seen as one of the sectors greatly affected by the phenomenon. The main objectives that this research hopes to achieve are to test for the significance of regional migration in determining the rental rates in the local housing market, to determine whether other socioeconomic and demographic characteristics affect the prices of housing and to draw policy implications and recommendations based on the results. The logarithm of both the regressors and regressand were used because the model has an accessible causal interpretation. With regression analysis, it has been found that the significant variables that affect the rental value of dwelling units are in-migrants and income. On the other hand, the level of educational attainment and ethnic composition of a region does not significantly affect the dependent variable which, through further analysis, is found to be consistent with a number of related literature. Different tests were conducted in order to verify the accuracy of the estimates and the validity of the regression results. The regression analysis was performed in a random sample of thirty regions.
